A Handyman Contract is an agreement between a handyman and a client that defines the work scope (such as minor repairs, installations, or maintenance), project schedule, pricing and deposits, material and equipment responsibilities, insurance and liability coverage, warranty terms, and termination conditions.

With a solid handyman contract in place, you'll avoid awkward misunderstandings, costly payment disputes, and potential legal issues. It should provide clear details on:
The scope of work and services provided
Total project cost and payment details
Estimated project timeline, including potential delays
Other essential agreements like liability, materials, and more
Handymen offer homeowners, renters, business owners, and more with a wide range of services, from minor repairs to small-scale home improvements. Keep in mind, handymen are generally non-specialized and aren’t authorized by any particular retailer. Repairs on some appliances or systems using unapproved work by a general handyman might void your warranty or affect claims in the future. This should be stated in the contract, as to provide clarity upfront on these types of repairs. Services by handymen may include:
General home repairs and maintenance, like minor plumbing and electrical repairs, fixtures, windows and doors, and yard work
Remodeling and improvement services, like painting, caulking and tile work, flooring, hardware upgrades, and woodwork
Assembly and installation services, like furniture assembly, flooring, appliance installation, and home equipment setup
Failure to sign a contract prior to the start of a project can lead to disputes, payment delays, and liability concerns. The template covers all the basics; but feel free to add any special conditions or stipulations unique to your project.
Services provided/scope of work: Be clear about what needs to be done. The more details, the better. This helps reduce miscommunication later.
Payment terms: Include the total service cost, deposits, payment schedules, and payment methods. If you require payment upfront, after completion, etc. are all important things to explicitly state in your contract.
Duration and deadlines: This section lays out the timeline of work. Deadlines can also be added for specific tasks if needed, and be sure to mention how delays in work should be handled.
Materials and supplies: Agree on who is responsible for supplies and materials, including a list and estimated costs (while including exceptions for price changes out of your control or limited availability).
Insurance and liability: Accidents happen. Clearly state who’s responsible for insurance, including general liability, workers' comp, or mass negligence claims.
Changed orders: Explain how requests for project changes are handled. This includes timeline shifts, minimum days notice for changes to the scope of work, and any additional cost.
Quality standards: Includes rules or guidelines the handyman is expected to follow, like building codes and safety standards.
